There are some appealing reasons why Arakoon Crescent is ‘the Sunshine Coast’s most expensive street’.
The exclusive 500m enclave in Sunshine Beach was recently dubbed the region’s most ritzy strip via data compiled by Ray White Real Estate, using information from all agencies from 2020 to 2022.
There are less than 40 properties along the coastal road, which is tucked away in the northern end of the suburb.
Tom Offermann Real Estate – Noosa Heads property sales agent Tim McSweeney said the street had so much going for it.
“Its proximity to the centre of town and also the water are the two big things,” he said.
“The street turns around so residences face the north-east, and it has lovely elevation so you get beautiful views of Lions Head (in Noosa National Park),” he said.
“It’s absolute beachfront and you are within walking distance to the surf club, but it’s incredibly private.”
The street had a three-year median sale price of $13.625m. No.24 sold for $28.5m (Queensland’s most expensive house in 2022) and No.4-6 sold for $21.5m last year, while No.20 went for $14.25m in 2021.
“The properties there are very tightly held,” Mr McSweeney said.
“The people who buy them generally keep them for a very long tome so there is always very limited supply.
“There’s currently nothing for sale on the street.”
Mr McSweeney said one of the biggest appeals was the street’s residential vibe.
“There are no multiple dwellings, they are all private homes,” he said.
“There are still some very original 1970s and 1980s beach houses,” estimating that about 50 per cent of the homes were more than 10 years old.
“People are looking for old beach shacks to knock down and a lovely new architecturally designed premises that maximises the value of it.”
Nine of the region’s top-10 most expensive streets were within Noosa Heads and neighbouring Sunshine Beach.
“The area provides the highest lifestyle alternatives for people, with beautiful shops and restaurants and national parks,” Mr McSweeney said.
“And you can’t build here anymore: it is maximum density.
“Your only opportunity is to buy something to refurbish or knock down and build a new home.
“It’s not like the Gold Coast where there is opportunity to build high-rises. Property here is always going to be highly limited in terms of availability, so there will always be a high level of competition.
“Property is incredibly sought after here.”
The only street in the top-10 from outside Noosa and Sunshine Beach was Carwoola Crescent in Mooloolaba.
