Churchill Developments Submits Plans for Breakfast Creek Renewal

Once a hot destination in Brisbane, a new “Singapore-style” development is expected to complete the urban renewal of Breakfast Creek precinct.

An eight-storey mixed-use building, with views over the Brisbane River and an outdoor function space on the rooftop that would not look out of place in the South-East Asian city-state, is planned for a dirt lot at 166 Breakfast Creek Road.

Churchill Developments executive director Jonathan Leishman said the group hoped to break ground this time next year.

“It’s obviously an interesting precinct that’s just been used as a bit of a car park to date, and we just had an idea … we’re trying to finish off that precinct and create a sense of place,” Leishman said.

“That’s why we’re putting in three levels of retail to create that foot traffic and a bit more of a campus feel, as opposed to just commercial space.”

The Arkhefield-designed building’s podium footprint will cover 82 per cent of the 6777sq m site, nestled between the multi-storey Bunnings and Mercedes Benz’s flagship building on the creek.

“It’s the entry corridor into the city—that’s played a huge part in the design and it will create that connectivity [from Breakfast Creek into the city],” Leishman said.

The Brisbane City Council has plans for a footbridge across Breakfast Creek to increase access to the precinct. Leishman said it was an exciting opportunity to reinvigorate the Albion-Breakfast Creek area ahead of the Olympics if Brisbane’s bid for the 2032 Games was successful.

The bottom three floors are dedicated to retail and food space, while Level 3 is earmarked for a childcare centre and day spa.

Levels 4-8 will offer 18,910sq m of commercial space.

The development application was lodged with the Brisbane City Council this week and is a code assessable development.
