One of the biggest beachfront properties in one of the state’s most exclusive suburbs is poised for auction.
No.33 Ross Crescent at swanky Sunshine Beach is set to go under the hammer on August 5, and is in line to be sold for the first time in 36 years.
The property is the third biggest private beachfront holding in the area, which has attracted top dollar in recent years.
It’s set over 3520sqm and has 62m of beach frontage.
Tom Offermann Real Estate Noosa Heads principal Tom Offermann said the property presented a rare opportunity to prospective buyers.
“The typical block (in the area) is about 550sqm with 15m beach frontage, so this one is the equivalent of about six lots,” he said.
“It’s in a hidden spot too. From the street, you wouldn’t even know it is there.
“Sunshine Beach is Queensland’s most expensive suburb for good reason and to have one of the best properties (going to auction) there is very special.
“It’s amazing to look over the backyard and have easy access to the beach.
“There’s a nice, easy walk through the she-oak trees to the beach, which is about 200m south of the patrolled section.”
The property was reportedly purchased for $200,000 in 1987 and the home was built in 1988. It’s been owned by the same family since.
“They have raised their family there but the children have grown up and moved on and it’s time for the owners to do the same,” Mr Offermann said.
The home boasts five bedrooms, four bathrooms, three car spaces and a pool.
Mr Offermann said the property could be suited to buyers who were content to live in the current house or start afresh.
“The one that’s there is Geoffrey Pie-designed, and he was one of the forefathers of modern coast architecture,” he said.
“The house is in great shape. Or new owners could build what they want there in whatever taste they have, whether it’s Hamptons style or cutting-edge modern.”
Private inspections will start on July 12 but there has already been a “lot of interest” from prospective buyers.
“A lot of people are waiting to see it,” Mr Offermann said, before suggesting they make the most of it.
“A property like this won’t come up again possibly for decades, so it’s not a matter of waiting until the timing is right for buyers.
“They really have to get themselves in a position (to buy) because it won’t be there when all the planets align for them.”

“It is absolute beachfront and it’s a super site in terms of size,” she said.
“This one is much bigger and it’s a beautiful residential side for someone to feel really private there.
“There’s a gate and a private track down to the beach, and the property is on the southern end of Sunshine Beach, which is a very quiet patch – more of a locals’ section that’s down a little way from the surf club and flags.”
The property is set to be sold for an eye-watering sum.
Among super lots on the beach in that area, No.21-23 Webb Road sold for $18m in 2018 before the housing boom kicked off, and luxurious No.17 Webb Road went for a staggering $35m in 2021, in a sale associated with mining magnate Gina Rinehart.
Among regular lots on the beach in the area, No.22 and No.24 Arakoon Crescent and No.58 Seaview Terrace went for $20m, $28.5m and $18.75m respectively, in 2020.
