Rich Lister Plans Luxury Beachfront Tower

Plans for a 21-storey beachfront apartment tower at Main Beach have been filed with the Gold Coast City Council.

A 12-storey apartment building would be demolished to make way for the BGD-designed tower on the 1335sq m site at 3555 Main Beach Parade.

Luxury Main Beach Parade Developments, headed by Victorian rich-lister Harry Stamoulis and Nick Parthimos, has a call option on the site, with plans for a luxury beachfront offering.

The 21-storey tower would comprise 33 apartments—28 three-bedroom apartments, with two units per floor; four whole-floor apartments with four bedrooms, and a two-storey penthouse with its own rooftop pool.

“A key design element that has been applied to the entire building is a central green spine running up the western facade, comprising a deep recess and landscape planting,” the town planning report said.

“This not only provides a visual element to the external building form, but functionally allows natural light to filtrate into the lobby space and provide cross flow air circulation.

“The proposed development will deliver the rejuvenation of one of the largest beachfront development sites within Main Beach, producing a built form that will integrate and reinforce the existing character of Main Beach Parade and the wider Main Beach identity.

“[It] will support the vision of the City Plan for the renewal and transformation of this inner-city neighbourhood, which is well located [near infrastructure] to support the redevelopment of the site.”

The tower would also include three levels of basement car parking with 52 residents car parks and five visitor car parks.

It is one of the largest beachfront sites in Main Beach and town planners Urban Planning Services claimed the tower provided setbacks that “exceeded all other recent approvals along the oceanfront lots”.

“The tower is a comfortable fit within the established and intended character of the area,” the report said.

“The proposed development represents an optimum, not maximum, development outcome with a building height commensurate with other beachfront sites and appreciably lower in height than the existing 30 and above storey towers both existing and approved to the west of Main Beach Parade.”

Harry Stamoulis heads up Stamoulis Property Group and was listed at 136 in the BRW Rich List last year with a net worth of $793 million.

Major acquisitions of the private property investor included a $91-million Woolworths distribution facility at Mulgrave in Melbourne and One Collins Tower in the Melbourne CBD, which sold for $125 million in 2016.

The Stamoulis Property Group began when Stamoulis’ father, the late Spiros Stamoulis, sold his Gold Medal soft drink empire to Cadbury-Schweppes in 2004.
