‘Location is everything and it’s got that in abundance’: old waterfront house set for auction

One of the last waterfront houses at Bulcock Beach is set to go under the hammer.

No.1 Tay Avenue will be auctioned at the Sunshine Coast Function Centre on Thursday.

The 612sqm property, with two bedrooms, one bathroom and one car space, is expected to be highly sought after.

It’s just 50m from the water’s edge and close to the city centre.

Ray White Caloundra elite selling principal Andrew Garland said the long-standing home was renowned.

“Everyone seems to know about it,” he said.

“There are not a lot of houses left (near the water at Caloundra).

“There’s one around the corner at Majola Avenue and one near Rumba Resort (on Minchinton Street) but there’s virtually none on the waterfront now.

“They are the rarest entities.”

The home was built in the early 1960s and owned by a rarely seen Brisbane couple who used it primarily as a holiday home.

“The husband was an accountant and was quite fastidious about the property, which he built himself,” Mr Garland said.

Locals on social media have commented how the house and yard were meticulously kept.

When the husband passed, his wife lived there “for a while”, according to Mr Garland, before going to a retirement home. She has since died.

The property is now poised to be sold as a deceased estate.

Adjacent to Bulcock Beach Esplanade, it should attract an array of prospective buyers.

“It has development potential,” Mr Garland said.

It’s in a tourist accommodation zone that provides for residential or mixed-use development, with a 15m height limit.

“It’s got nice views across the Pumicestone Passage and is obviously in prime position, whether it’s for a house or a development,” Mr Garland said.

“Location is everything and it’s got that in abundance.

“It’s metres from still water – not everyone wants to be on a surf beach – and it’s very close to the centre of town.”

A slightly larger development site, with the same height limit, recently sold for $2.6m at Golden Beach.

“We’ll see where the market is at with this one on Thursday” Mr Garland said.
