Five reasons Ethereal Residences in Indooroopilly should be on a buyer’s shortlist

The Swann Road development of just 46 apartments is aimed at the owner occupier, suiting the upsizer, downsizer, and even the first home buyer demographic.

Ethereal Residences, located in the leafy riverside suburb Indooroopilly, is a brand-new addition to the Brisbane’s affluent western suburbs.

The Swann Road development of just 46 apartments is aimed at the owner occupier, suiting the upsizer, downsizer, and even the first home buyer demographic.

Designed in collaboration between Rothelowman and Carr Design, Ethereal Residence is pitched as lofty and light, and is named ethereal after the way the project appears to float above the lush landscape below.

Urban has had a look at the project in finer detail and highlighted the key five drivers for buyers.

1. Thoughtful interiors

At Ethereal, Carr Design has created serene environments in the project’s interior design, detail, scale and proportion.

“The material palette that we’ve chosen for Ethereal, relate to the colours and the palette that are drawn literally from nature”, Carr’s Chris McCue said.

No matter which scheme residents choose, the tone and texture connect back to the Brisbane locale,

In the dark scheme, a rich materiality connects to the exterior façade and the urban streetscape, while the lighter scheme, through its sandy-coloured texture, alludes to the coastal energy of the Brisbane shoreline.

2. Elevated views

Residents of the Indooroopilly development enjoy elevated views thanks to the amazing opportunity that the topography presents.

All apartments offer expansive views across leafy, vegetated suburban contexts, with views to the north, east, south-east, and south.

Rothelowman architect Duncan Betts notes that residences have generous connections to the outdoors through expansive verandah space.

“Most apartments have a 270-degree aspect from their living, dining [and] kitchen, which I think is a unique offering”, he said.

3. Green neighbourhood

“When people arrive to Ethereal, they’ll feel that it sits beautifully in the landscape; the greenness, the lushness, the established canopies,” FORM’s landscape designer Matt Franzmann said.

Ethereal’s landscaping was designed to provide a dense, green neighbourhood feel, with a series of smaller courtyards at ground-level.

Other green areas include rooftop recreation areas, elevated vegetation and canopy tree-lined spaces.

“We want people to be able to have different opportunities to socialise, whether they just want to go up with their [partner] and have a glass of wine, or meet up with a group of friends”, Franzmann said.

4. Great location

Situated less than seven kilometres from the Brisbane CBD, Indooroopilly boasts absolute convenience while still preserving a nice, quiet suburban feel.

The dynamic landscape of Indooroopilly is one that is relaxed and comfortable, with the largest demographic recorded as independent youth.

Ethereal is in close proximity to both the University of Queensland and the Queensland University of Technology, as well as a selection of private and secondary schools.

5. Spacious floorplans

With all floorplans featuring at least two bathrooms, and some with an additional study, spacious layouts provide room for the whole family.

Expected to reach completion in late 2023, Ethereal creates meaningful experiences thanks to its bespoke and high-quality interiors and architecture.

“People will appreciate the quality and the bespoke, customised approach through the balustrade details, the curvilinear – almost draped concrete, high-quality brick, interplayed with the nice accents of dark metal”, said Betts.

“It’s an aspirational piece.”
