It’s been a phenomenon driven by local buyers, with a vast majority of Yves purchasers coming from within a 50-kilometre radius of Mermaid Beach.
Gold Coast locals have descended on Melbourne developer Hirsch & Faigen’s third Gold Coast apartment project, Yves.
The Mermaid Beach development is now 50 per cent sold since its launch, which has prompted Hirsch & Faigen to bring forward construction, which will be handled by Hutchinsons, to May.
Most of the buyers have been local to the Gold Coast, the majority coming from within 50km of Mermaid Beach.

The brief shelf life of Hirsch and Faigen product has become a family narrative across the coast, after the developer notched successive sell-outs in its first two forays onto the Gold Coast – in Hemingway Palm Beach and Emerson Kirra.
“Given the rate with which apartments have been purchased to date, we expect the remaining apartments to sell out fast,” Jokovich added.
Yves will feature an array of residents only amenities, which will feature a 20-metre lap pool, children’s garden, fully equipped gym and yoga studio, wellness spa and sauna, as well as a private rooftop sky lounge and wine bar.

Supply keeps on coming in the sought-after Broadbeach for high-end, luxury apartments.
The latest development application in Broadbeach is for a 20-level tower of just full floor and double-storey apartments at 39 Brittania Avenue.
Architecture firm TVS has created the plans for a local developer who secured the 607 sqm site last year, paying $2.58 million for an original 1970s home.
Dubbed Monarch, the tower will have 15 full-floor apartments, one one and a half floor sub-penthouse, and a two-level penthouse.
Each of the full-floor apartments will have four bedrooms. The sub-penthouse, which covers one and a half levels, will also have four bedrooms, two downstairs and two upstairs. The upper level will have a semi-enclosed dining area, an outdoor dining area, which adjoins the outdoor kitchen, and a private spa.
The penthouse spans levels 19 and 20 and will have a feature curved staircase up to the rooftop where there will be a master suite with full dressing room and ensuite and a multi purpose room. The plans have two outdoor areas, one with a feature tree and day bed, the other the main space complete with an infinity edge pool, outdoor kitchen and dining space.
A resident gym, sauna, and steam room will be located on the first level, as will the communal swimming pool, spa, outdoor kitchen and dining area, and cinema room.
“The development aims to capture coastal breezes and will enjoy natural daylight into northern living spaces and Eastern oriented bedrooms,” TVS noted in their design statement submitted to the Gold Coast City Council.
“The development has overcome the constraints of a tight site by providing a high quality architectural outcome, featuring large zones of resident’s private and common amenity and car parking.
“The proposed building is represented by a simplicity and elegance of form that is attractive and fitting for the character of the Broadbeach precinct.
“The architecture is complimented by high quality landscaping on the ground plane, in addition to selected key community focused levels, where planting will contribute to the external building form.”
Broadbeach has been a popular spot for high-end, full-floor apartments in recent months.
Demand was high for Aperture, the Broadbeach project by the Melbourne developer Little Projects. They were offering just 29 apartments across its 35 levels.
There’s set to be further supply, with developer Anthony Quinn of QNY Group set to create an owner-occupier focused tower at 21 Broadbeach Boulevard, a site he bought late last year.

The two-level penthouse in Glasshouse in Burleigh Heads, which features one of the most impressive rooftops money could buy, has sold for not only an apartment record (both off the plan and established) in the Gold Coast, but the whole of Queensland.
It’s topped some of the best penthouses in Brisbane, and even the apartments that line Noosa’s beachfront Hastings Street strip.

It’s the speediness of the sale that has shocked property watchers and local developers with proper marketing only really taking place earlier this year. Even some of Sydney Harbour’s biggest sales take years to find a buyer.
There hasn’t been a development produced on the Gold Coast that has come close to finding a $20 million apartment buyer. It’s a figure more associated the purchase of a prime development site, as opposed to one of the apartments in the development.

COAST will rise on a prime beachfront site at 43 Garfield Terrace with construction scheduled to start this month following the appointment of Multiplex.
Sydney-based luxury developer Sammut Group has signed Australia’s largest builder Multiplex to construct its debut Gold Coast development, the $200 million absolute beachfront, COAST, at Garfield Terrace.
The appointment comes on the heels of the premium apartment project achieving a sales record for the Gold Coast with an average price of $5.25 million per apartment recorded as buyers flocked to the development following its release late last year.
COAST will rise on a prime beachfront site at 43 Garfield Terrace with construction scheduled to start this month following the appointment of Multiplex.
Buoyed by strong sales, Sammut Group, which is undertaking the development in partnership with financier Alceon Group, is now looking ahead to the delivery phase of the luxury beachfront tower.
“The appointment of Multiplex as our building partner for COAST is a significant milestone for this landmark development,” said Sammut Group CEO Allen Sammut.

The Gold Coast apartment market is continuing to see elevated demand.
The property data house, Urbis, noted in their Q4 2021 market report that Gold Coast growth outstripped Sydney over the past two years, growing 14 per cent from 2020 to 2021, compared to Sydney’s 11 per cent.
Apartments prices on the Gold Coat have jumped over 20 per cent since 2019.
Pezet Matheson Director Todd Matheson says there very much still plenty of demand for apartments on the Gold Coast, there’s just a few less project launches as developers seek to be in the most stable position as possible before launching.
“What we’re now seeing is developers getting all of their ducks in a row before launching their project,” Matheson said.

Drew Group start taking sales at Lagoon Main Beach
The longstanding South East Queensland developer, Drew Group, is already started to attract a lot of interest at their landmark Main Beach apartment development, Lagoon Main Beach.

The redevelopment of the Kirra Beach Hotel, the large scale $380 million project by the luxury apartment developer and hotel operator, KTQ, is set to be delivered well ahead of schedule.
Rather than delivering the vast project in three stages, KTQ, led by Peggy Flannery, will be delivering the development as a single and final stage, which will bring forward project completion by three years.

Cielo Group launch first Gold Coast project in Bilinga
The Brisbane-based Cielo Group has taken advantage of a short supply for prestige apartments in the small, tightly held Gold Coast suburb of Bilinga.
Cielo Group, led by Justin O’Donnell and Azemm Dannaoui, had been looking for an opportunity to break in to the Gold Coast for about year, before finding the 503 sqm site at 55 Golden Four Drive, just north of Kirra’s dress circle Musgrave Street.

Raptis submit Broadbeach tower plans
Following the recent completion of the sell-out Gallery Residences, Gold Coast developer Raptis is moving on to its next Broadbeach project.
They’ll be seeking to develop a 41-level tower on over 1,820 sqm at 42-46 Chelsea Avenue, an amalgamation of sites secured last year for $6.5 million through GV Property Group.
Archidiom has designed the tower, which will home 180 apartments, a mix of 144 three-bedders and just 36 two-bedroom configurations. There will be a maximum of just five apartments per floor.
Marquee Kirra Monterey
After a number of back-to-back sell outs up and down the Gold Coast, Marquee Development Partners has been given the greenlight for their next project.
The luxury tower, dubbed Monterey, on one of the last remaining Kirra beachfront sites at 4-6 Musgrave Street, will have 35 apartments across its 14 levels, with just high-end three and four-bedrooms on offer.
It’s been designed by the Brisbane-based Ellivo Architects, and will replace an ageing apartment block of 15 which has been on the 1,163 sqm site for over five decades.

The international property developer, Changfa, has lodged plans for its next Gold Coast apartment development.
Changfa, who has created the Hope Island townhouse development Lyra, is headed to Palm Beach, submitting plans for a 21-level tower at 1134 Gold Coast Highway, on the corner of Palm Beach Avenue and a few streets back from the beach.
The international property developer, Changfa, has lodged plans for its next Gold Coast apartment development.

Two development proposals have been filed signalling the ever-expanding Gold Coast skyline is becoming Australia’s new frontier in the proliferation of modern wafer-thin towers.
The planned residential high-rises at 61 Garfield Terrace, Surfers Paradise, and 39 Brittania Avenue, Broadbeach, are only about 8m and 9m wide, respectively.
Skinny skyscrapers have become a global developoment trend with the first slender towers emerging in Australia about a decade ago.
With larger development sites increasingly becoming slim pickings in the booming Gold Coast property market, developers are casting their visionary gaze to smaller, narrower lots.
Both the proposals lodged with the Gold Coast City Council for Surfers Paradise and Broadbeach are for sites spanning only 607sq m with 15m-wide frontages.
Brisbane-based Frank Developments is behind the Mira Residences project on Garfield Terrace, a planned $100-million-plus, 31-storey beachfront tower.
Designed by Ferro Chow Architecture, it comprises 13 double-storey apartments and a four-storey penthouse with a private rooftop terrace.
“It’s very innovative. I don’t think anything like this has been done before in Queensland or Australia,” managing director Jared Chow said.
The Northcliffe-Terrace-to-Garfield-Terrace stretch between Surfers Paradise and Broadbeach has been in strong demand from developers over the past 12 months.
The sand grab for absolute beachfront development sites has sent land rates soaring beyond $20,000 per square metre.

According to the planning report lodged for 61 Garfield Terrace, the “most striking element of the proposed built form is the slender tower form, which is consistent with the evolving character of Surfers Paradise”.
“The proposal design is driven by a highly contemporary, slender, materially-rich design and green architecture, offering a sophisticated coastal style.”
As a result of the slender built form, it “retains the openness and attractiveness of the existing skyline for the local area and city more broadly”.
“Additionally, the proposed development includes an articulated rooftop, with terrace space, contributing to the iconic skyline of the Gold Coast.”
Ferro Chow Architecture director Marco Ferro said the proposed Mira Residences tower “meets a large gap in the market for spacious, thoughtfully designed apartments within the Surfers Paradise high-density zone”.
He said the city plan called for building heights to change abruptly to achieve deliberate and distinctive contrast in build form within and between low, medium and high-rise areas.
“Mira’s slender singular apartment width satisfies the strategic city plan while adding character to the city’s iconic skyline and maximising apartment view aspects,” Ferro said.
The other ultra-thin tower proposal at Broadbeach has been lodged by Luxe Monaco, a Gold Coast-based entity listed with two Sri Lankan-born directors.
It comprises a planned 22-storey residential building with 15 full-floor four-bedroom apartments as well as split-level sub-penthouse and penthouse.
“The proposed tower is extremely slender as a result of the narrow dimensions of the site and smaller tower floorplate,” the planning documents said.
“This is a key factor differentiating the proposed development from many of the other recently approved-constructed towers within the broader neighbourhood which typically comprise far more bulky towers with larger floorplates.”
It also said the TVS Architects design “provides a tower form that, despite not including a podium, is extremely slender designed to appropriately interface with the adjoining properties and street by minimising privacy and amenity impacts and facilitating activity and passive surveillance within the streetscape”.
“The tower very much so is representative of a ‘slender form’ as sought to be achieved by the High Rise Accommodation Design Code … [which] provides a reference point for what the city plan considers as a ‘slender’ built form outcome.
“The proposed development results in a typical floorplate comprising a gross floor area (excluding balconies) of 258sq m, significantly less than the 750sq m quoted in [the Code], thus reinforcing the slender nature of the proposed tower.”
The slenderness of the proposed tower also “produces a relatively narrow, fast-moving shadow which limits any potential impacts to properties,” the documents said.
The Brittania Avenue tower plans also include two communal areas on level one —comprising a gym, steam room and sauna, pool and outdoor recreation space—and level 18 with a barbeque space and entertaining terrace.
