Gold Coast’s July development application wrap: What’s coming to the Gold Coast off the plan apartment development market

There were only a few development moves across the Gold Coast in July, as the apartment project pipeline in the tourist hotspot continues to slow.

There were a couple of exciting approvals, one in Broadbeach and one in Coolangatta, while there’s been movement one an exciting future project in the southern Gold Coast surf hotspot.

We’ve put together a list of development movements in the Gold Coast off the plan apartment market in July.

Luxury Broadbeach apartments secure sign off

The Brisbane-based Di Carlo Property Group has secured sign off for its Broadbeach apartment tower, Lusso.

It’s a move back into the Gold Coast apartment market for the family-run company, who in recent years have been developing boutique projects in Brisbane’s inner ring.

Lusso, Italian for luxury, will comprise just 15 full-floor apartments at 11 Anne Avenue.

Immerse Projects second Coolangatta apartment tower green lit

Immerse Projects is set to launch their second Coolangatta apartment project to the market later this year, having received approval from the Gold Coast City Council for their latest development.

Veteran builder John Kearney, who heads up renowned developer Greyburn, is behind the 17-level apartment project at 39 McLean Street, adjacent to his Rhythm Kirra Hill development which is currently on the market.

“We are very pleased with today’s approval of the McLean Street project which is the result of a lot of collaborative work with Council over past 18 months,” Kearney said.

Revised plans lodged for Palais Coolangatta

Developer BeckDev has made significant design concessions to its proposed Palais Coolangatta development, the most obvious being a large reduction in height and scale.

The group, led by founders Ben and Max Beck, lodged the revised plans with the council this week.

Responding to the latest councils request to reduce the building even further in height, BeckDev further concedes lowering the height of the project to 17 storeys from the 22 storeys originally proposed and the subsequent revised 20-storey design that sat comfortably within the skyline and in close proximity of an existing 24-storey building.

Abedian family amalgamate apartments at Mermaid Beach tower

The Abedian development family is looking to amalgamate a number of apartments at their approved Mermaid Beach apartment tower, Peerless.

They’ve submitted a minor change application to the Peerless Avenue development to drop the number of apartments from 109 to 98.

The documents said it was due to “changes in the economics, market and viability of the project,” as well as wanting to “diversify the product being brought to market.”

Roche Group file plans for next stage of Calypso Bay masterplan

Sydney-based developer Roche Group has filed plans for the next stage of its Jacobs Well, Gold Coast masterplan.

They’ll be bringing much needed supply to the Gold Coast, submitting a development application for 76 three and four-bedroom duplexes on a 2.46-hectare site within their $2 billion Calypso Bay masterplan halfway between the Gold Coast and Brisbane.

They’ve had local architecture firm BDA design the duplexes, with three different floorplans and 12 different external designs on offer.

New apartment tower planned for Cannes Avenue

A Sydney investor has filed plans for a short-term holiday rental tower on the corner of Cannes Avenue and the Gold Coast Highway in Surfers Paradise.

The tower, designed by Archidiom, will comprise 29 one and two-bedroom apartments, and two villas, on an irregular shaped 955 sqm site across 4 Cannes Avenue and 2830 Gold Coast Highway. The site wraps around the back of the Surfers Paradise Motor Inn.

Cannes Avenue, south of Neddy Harper Park, isn’t well known for multi-res developments. The most popular was Marquee Development Partners’ One Cannes, which is approaching completion. That followed Marquee’s first project on the exclusive street, Cannes Waterfront.
