An architect-developer is planning to add a 14-storey mixed-use tower in a rapidly growing Brisbane suburb.
Iplus Architects director Carver Leung was behind the entity, IPF Latham II Pty Ltd, that has lodged the plans for the tower at 33-37 Latham Street, Chermside with the Brisbane City Council.
The infill suburb, anchored by Westfield Chermside, is undergoing a speedy transformation and has been identified as a mixed-use central frame zone.
Multiple apartment buildings have replaced single homes in the suburb—this development amalgamated four lots to create a 1623sq m site.
The plans filed included 54 apartments, three ground-level retail or office tenancies, 95 car spaces and a rooftop terrace.
The site backs on to a 2015-approved-and-built nine-storey development and there are similiar-sized towers nearby.
“[It] provides high-quality infill residential development that achieves a built form and scale that is consistent with the surrounding context in relation to the site’s proximity to public transport,” the Town Planning Alliance report said.
“(It) remains commensurate to pre-existing development in the area, with a compatible scale and design that appropriately utilises the subject allotment.”
Earlier in the year an affordable housing block was planned for Chermside, adding to the suburb’s residential mix.
Unit prices in Brisbane continued to rise during the past month, according to the CoreLogic report for June.
The median price for an apartment was $512,262, up 1 per cent for the quarter and 3 per cent for the year.
