QLD’s coastal rivals battle it out for mega sales supremacy

It was neck and neck between Queensland’s coastal rivals, but only one could come out on top with the most $5 million-plus sales over the past 12 months.

Research by Ray White, for the Ray White Now September magazine, has Hope Island on the Gold Coast just one top sale ahead of Noosa Heads on the Sunshine Coast, with 21 $5 million-plus sales in the 12 months to September compared to 20 at Noosa Heads.

Surfers Paradise also equalled the Noosa Heads total with 20 mega sales.

But hot on their heels was pandemic property boom juggernaut Sunshine Beach, also on the Sunshine Coast, with 18 sales.

The beachside enclave is home to Queensland’s top sale of $34 million, which obliterated the state record when it sold in July 2021.

While publicly available property records have not been updated, it was widely rumoured at the time of the sale that it had been snapped up off-market by billionaire mining magnate Gina Rinehart, who is linked to a number of luxe listings on the Sunshine Coast.

The Brisbane suburb of Hamilton saw 12 sales north of $5 million in the past 12 months, including 50 Riverview Terrace for $9 million in December last year.

The top sales price in Hamilton is $12 million, which was for a trophy home on Markwell Street that was cemented in March 2021.

Ascot (Brisbane) and Paradise Point (Gold Coast) each had nine sales over $5 million, and were followed by Hawthorne and Teneriffe (8 sales), Bulimba, Mermaid Beach and Palm Beach (7), Noosaville and Minyama (6) and Buderim (3).

Beyond the southeast corner, the highest number of recorded house sales over $2 million were achieved in Airlie Beach and Port Douglas (8 sales), Middle Ridge (7) and Brymaroo (6).

But News Corp is aware of other sales exceeding $2 million in Cairns, Townsville and Mackay.

Recently, a five-bedroom house in Townsville’s North Ward sold for $2.2 million, while a four bedroom unit in the same suburb changed hands for $2 million in November.

A Rowes Bay residence also sold for $2.01 million December.

In Cairns, a five-bedroom house in Trinity Park sold for $3 million in June while a neighbouring property was sold for $2.4 million.

Meanwhile, the suburbs with the highest number of recorded unit sales exceeding $2 million were located in Noosa Heads (75), Main Beach (50), Broadbeach (48), Surfers Paradise (40) and New Farm (35), according to the Ray White Report.
