Plans Put Forward for 31-Storey Surfers Paradise Tower

Plans to build a 31-storey tower on Surfers Paradise’s “pinch point” between the ocean and river have been submitted to the Gold Coast City Council.

Tango Projects made the application on behalf of an entity to demolish an old timber two-storey holiday home and build the “sub-tropical” tower on the 2932-2934 Gold Coast Highway site, which backs onto the Nerang River.

That entity, 2934 Surfers Paradise Mgt Pty Ltd, is led by Yanyan Liu, Yingze Zhang, Junhui Zhuang, Yizi Zhan and Wei Dong.

The 1085sq m site is in a high-density residential zone, which, the application states, is reflected in the plans by Rothelowman.

They include 108 units, 120 car parking spaces, 32 bicycle spaces and a “ceremonial entry” with large openings to provide visibility of the river from the main road.

The 473sq m of communal space is split between the ground floor and its lounge, dining, sauna and pool, and level 18 which has a gym, office and formal dining suite or boardroom.

The tower also fronts the light rail, which has prompted a wave of development applications from Southport to Burleigh.

Surfers Paradise

The tower both benefits from, and is “hindered by”, its location, according to the development application submitted to the Gold Coast council.

“Located at the pinch point between the Nerang River and the Pacific Ocean, the site is afforded a number of quintessentially Gold Coast attributes that the design seeks to enhance and exploit.”

“The scheme focuses on enhancing the urban realm in an area somewhat burdened by the intensity of city scaled infrastructure [a highway, light rail overlay].

“The design offers up an open, permeable and generous forecourt to the street in a manner that seeks to improve the pedestrian experience of the area.”

This latest proposal comes as demand on the Gold Coast hits a record high, according to REIQ data, with rental vacancies tightening from 0.9 to 0.6 per cent for the past quarter.
