One of Brisbane’s mainstay Irish pubs will be demolished to make way for a new hotel in Fortitude Valley.
Plans for a new 29-storey hotel on the former Dooley’s site at 388 Brunswick Rd at Fortitude Valley have been lodged with the Brisbane City Council.
The plans have been lodged by Urbis on behalf of site owners, high-profile Brisbane millionaire and Transpacific Industries founder Terry Peabody and his wife Mary Peabody.
The “Flying Cock” and TCB Buildings would be demolished if the plans are given the green light, while the FV apartments and basement levels would be retained.
The plans are for 120 residential apartments and 156 hotel rooms, along with a publicly accessible sky bar and provisions for 190 car parking spaces.
According to the project’s planners Urbis the development would create a vibrant place to live within close proximity to the city.

The Elenberg Fraser-designed building will have a 600mm facade setback off the building envelope’s developable boundary to allow for an additional layer of acoustic barrier, and the building incorporates outdoor balconies, adhering to Brisbane City Council’s “Buildings that Breathe” building guidelines.
According to the design report the building will have “spectacular views over Brisbane’s CBD” and would be well-connected to public transport.
It sits within the Gotha St precinct and adjacent to the James St and Chinatown precincts with access to the “retail, recreation and employment opportunities” in the area while remaining separated from the bustle of the pedestrianised mall.
The ground floor would include food and drink offerings and retail space. The hotel will occupy levels 1 to 11, while levels 13 to 24 will comprise one and two-bedroom residential apartments. The upper levels will consist of communal living spaces, a lap pool, and a sky bar with private lounges.
