The 31 Broadbeach complex has seen a $4.1 million sub-penthouse sale
A $4.1 million sub-penthouse sale has been secured in the recently completed 31 Broadbeach development on the Gold Coast.
Kollosche Prestige secured the Broadbeach sale.
The 21/31 Broadbeach Boulevard apartment first sold in 2018 at $3.55 million.
In the past six months there have been five sales between $3.6 million and $3.85 million direct from the developer, Optimus Developments, which was established in 2013.
The top floor sold in 2018 at $5.2 million.
The recently completed $65 million 31 Broadbeach Boulevard Residences has just the 22 apartments across its 20 levels, with large single floor apartments with private lift access. There’s also a two-level penthouse and an elevated ground-floor beach house.
The now sold out apartments have natural limestone and veneer finishing throughout. There’s butler’s pantries and high-end appliances.
The developer installed office spaces within the apartments allowing a flexible working and living environment.
There is access to a rooftop pool plus easy beach access to the surf break.
The building has a striking off form stained concrete façade and iconic building crown.
Andrew Bampton, Gold Coast project marketing specialist, introduced Optimus to the site in 2018 as their first Gold Coast project.
Bampton suggested a different approach to what was established by Reed Property Group in 2017.
“The original proposal didn’t optimise the potential of this prime site on Broadbeach Boulevard overlooking the beachfront in the heart of Broadbeach,” Bampton said.
“Through our input, we brought a great deal of local knowledge to the developer and the results speak for themselves.
“The focus for us was to create a premium coastal residence with large yet cosy living spaces that take advantage of the uninterrupted ocean views and that meet the needs of buyers looking for a true home by the sea.”
