Villawood Submits 66-Lot Burleigh Townhouse Plans

Villawood Properties has lodged plans to build a 66-lot townhouse-style development in Burleigh Heads to capitalise on the suburb’s ever-growing popularity.

Developments in the coastal suburb have ramped up since the onset of the pandemic with multiple high-rise applications, however, house and land packages have been less common.

The property is the final stage of a 20ha development near Tallebudgera on Cowell Drive and the end of Sullivan Road at Lot 117 Pacific Highway.

Villawood acquired the site earlier this year, which would eventually have 61 lots of between 600sq m and 3000sq m along with five master lots, including the latest application.

The Arbour Burleigh plans designed by Ellivo build on a 59-lot development approved for the site in 2008.

The 9469sq m site has already been cleared and the plans indicated the project would be sold as house and land packages.

The estate would create a “highly sought-after residential product consisting of high-quality … houses” according to the application before the Gold Coast City Council.

“The built form will resemble that of a more traditional townhouse product, however, will establish each dwelling on a freehold lot with the creation of a public road and stormwater lots,” the application said.

“The development provides for a far better utilisation of fully serviced unconstrained land that delivers a higher dwelling yield to align with council and state planning policies for infill housing to cater for the expanding population.”

The median house price on the Gold Coast is $810,500, up 3.9 per cent and units were $510,000 up 6.3 per cent in the September quarter, according to the Real Estate Institute of Queensland.

However, prices varied greatly between suburbs with a large number of luxury apartment developments along the coast.

In Burleigh, plans were recently lodged by Allure for a 17-storey tower on The Esplanade, while Norfolk and Forme have teamed up for a similar-sized development on the same street.

Work is continuing along the Gold Coast Highway work on the latest light rail stage, which has also attracted new developments including a tower for the old Burleigh theatre.

2021 will go down as the biggest sales year the Gold Coast has seen for new apartments since the property consultancy Urbis began monitoring the sector.

The number of apartment sales for the September quarter surged to 690, bringing the total of new apartments sold on the Gold Coast in the first nine months of this year to 1,882.

This figure has already eclipsed the previous full-year record of 1,556 sales in 2016.

There’s expected to be further figures which show the 2,000 mark was broken over the full calendar year, which has eyes looking toward 2022, and what’s in store for the Gold Coast apartment market.

There’s been a late push in to Christmas, later than any other year in living memory, to launch projects in to 2022.The Gold Coast is set to see a huge wave in early 2022 of some of the biggest apartment developments the suburb has ever seen.

We’ve had a look at some of the developments to watch out for.

La Pelago, Surfers Paradise

The most anticipated development is no doubt the first foray in to the Gold Coast area by the Melbourne-based developer, GurnerTM.

Led by Tim Gurner, GurnerTM are set to launch La Pelago, the $1.25 billion, four-tower development which will bring over 1000 apartments to the Surfers Paradise dress circle Ferny Ave.

La Pelago, likely named after the small commune in Italy, centralises on a private island theme, where each building is surrounded by over 9,000 sqm of amenity, lush tropical landscaping by SWA and pool-side water retreats, creating four private islands.

Tim Gurner says La Pelago will be a new world experience for a beachside precinct that will be unlike anything ever attempted in Australia before, with an international hotel name that will be a new entrant to the Australian market.

Just up the street and set to go head to head with Gurner is Paradiso Place, another mega-development site.

Recently launched, Paradiso Place will see 792 apartments constructed, with a $4 million sales gallery to boot. At 750 sqm, that alone is the largest display suite-style marketing touch point in the southern hemisphere.

The apartments, across three towers, will be part of an ever wider precinct, which will include almost 150,000 sqm of retail, amenities, and residential living.

SPG Land chairman David Wang says Paradiso Place will create a long-awaited destination precinct to fill the gaping void in the Surfers Paradise cityscape.

“Paradiso Place is strategically located between the Marriott Hotel, main beach and the traditional Surfers Paradise beachfront areas,” Wang says.

2021 marked the entry to the Gold Coast apartment market for the Melbourne-based developer Hirsch & Faigen. They started with the 78 apartment project Hemingway at Palm Beach, which sold out in a matter of months, before heading to Kirra Beach for Emerson, something more boutique with 27 apartments starting from just shy of $3 million.

Their third project, just launched, is the three tower development Yves, in the sleepy Gold Coast village of Mermaid Beach.

That will have 145 apartments across three towers, designed by Rothelowman, who handled the design of Hemingway and Emerson.

“We all know the Gold Coast has changed a lot in the last 60 years, and as more and more people escape the crowded ‘southern cities’, we anticipate she will change even more,” Rothelowman advised in their design statement.

“Between the sleepless Broadbeach & gentrified Burleigh, Mermaid Beach captures the diminishing modesty of the Gold Coast. It is a microcosm with cafes, craft and culture. A community of locals and tourists relishing a more humble urban lifestyle than the north & south.”

AURA, Surfers Paradise

In Q1 2022, the ASF Group are set to launch to the market AURA, a collection of just 26 full floor apartments, and one tri-level penthouse, across its 31 levels.

The tower, on the dress circle beachfront Garfield Terrace, will also feature an elevated lobby, gym and a club, activate all four sides defining a podium-like form through a dynamic raking column.

AURA follows ASF’s recent launch of The AU, an even more exclusive block of just 12 apartments.

One of the three-level penthouses in The AU just sold for $8.8 million.

Lagoon, Main Beach

The longstanding South East Queenslander developer, Drew Group, are set to create which will be the largest Main Beach devevelopment since the 1980s, set over a huge amalgamated 4,000 sqm site.

Plus Architecture designed the 248 apartments, which will be spread across two towers, linked by a central resort-style heated swimming pool and spa area.

Drew Group, led by Jonathan Drew since 2005, have history in the area and know it well, having previously created the 16-level, 29-apartment developer Cerulean on Pacific Street.

“As a local I feel an overwhelming responsibility to deliver an outstanding result for the Main Beach community and the future residents of Lagoon and this concept will be the central focus throughout the project until future residents move in,” Drew said.

Their most recent project The Village, some 72 apartments and beach houses at Palm Beach, was one of the fastest selling project in the Gold Coast over 2019 and 2020, securing all of the apartments in just three months.

The second stage of the $380 million redevelopment of the Kirra Beach Hotel is set to launch in early 2022. The first stage only last a few months before it achieved a snappy sell-out, with the 50 per cent sold status coming in just a few weeks of launch this time last year.

Residents will have access to the raised 25 metre swimming pool with gun-barrel, never to be built out views north across the beach. The Kirra Beach Hotel will be redeveloped as part of the project, with a new pavilion added.

No words as to how many apartments will be part of the next stage.

KTQ group have a very successful track record across residential and commercial projects in recent years. They have won a number of awards for Elements of Byron Bay, their exclusive and luxury northern NSW retreat. They also developed Bayshore Bungalows, also in Byron, which they also developed and own and operate.

KTQ are also set to release something special on their massive amalgamated Garfield Terrace beachfront site.

Palais Coolangatta

Another Q1 release will see Palais Coolangatta, the $130 million apartment development on the site of the landmark Jazzland Dance Palais that has stood on the 2,355 sqm site since the 1930s, hit the market.

Developed by the Melbourne-based BeckDev, Palais Coolangatta will have 175 one, two and three-bedroom apartments, as well as resident facilities and a street-level plaza with retail space.

BDA Architecture has designed the plans for the development.

Ben Beck, director of BeckDev and son of the industry veteran Max Beck, said Coolangatta stood out as one of the Gold Coast’s gems.

“Its riches lie in its natural amenity, world class surfing beaches and deep sense of community,” Beck said.

Eden Avenue, Coolangatta

A joint venture trio of Kingbella Group, Steer Developments, and CAPDEV Partners, are teaming up for a 12-level Coolangatta project.

The project, designed by Plus A rchitecture, who describe the tower as “beachside luxe living”, will home 91 apartments and three townhouses.

It will sit across four amalgamated lots totalling 1,924 sqm between 44 and 50 Eden Avenue.

The development will be crowned by a rooftop amenity level featuring an infinity edge pool, sun beds, adjoining spa, a wet deck, garden day beds and barbecue booths.

Belvue, Runaway Bay,

Runaway Bay is set to see its first residential tower to be developed in the idyllic Gold Coast waterfront enclave for almost three decades.

Belvue, French word for beautiful view, is set to be developed in a joint venture between Monaco Property Group and Polites Property Group, who has just lodged a development for the project.

The luxury tower on a 3,116 sqm site at 13-15 Bayview Street, has been designed for the owner-occupier, with just whole floor apartments.

The 31 apartments, which have four bedrooms each (or three and a multi-purpose room), will each take up a level of the 31 storey building, which is reminiscent of a resort-style hotel, without the mass number of rooms.

Plus Architecture, who are handling the design, call Belvue “the sophisticated newcomer to Runaway Bay.”

Myst, Broadbeach

The owner-occupier focused residential tower Myst, in the heart of Broadbeach, is set for an early 2022 launch.

The top two levels will be dedicated to a two-level penthouse, the only four-bedroom apartment in the building. That will have its own private terrace with a swimming pool.

Seymour Group file plans for Newstead Green masterplan

One of the planning driver for architecture firm bureau^proberts was to create a gateway precinct that connects the airport arrivals to the CBD

The prominent Queensland developer, Seymour Group, has filed plans for its Newstead Green masterplan.

There will be two stages of the development at 99 Breakfast Creek Road, each with four residential towers ranging in height from 11 levels to 16 levels. The four towers in each stage will share a level four podium.

One of the planning driver for architecture firm bureau^proberts was to create a gateway precinct that connects the airport arrivals to the CBD – an important arrival experience for future visitors for the 2032 Olympics.

Bureau^proberts said in their statement to the Brisbane City Council that the departure of the current occupier, which is AP Eagers, offers a unique opportunity to transform an important and strategic land parcel on one of Brisbane’s key gateway’s.

“Newstead North has deep history of change, from a mix of residential housing and industry on the river in the 1930’s, to a growing industrial hub in the 1970’s & 80’s,” the statement read.

“As the city grows and its needs shift, the site has found itself soon to be vacant. Its current occupier, one of the last of Newstead North’s industry users, is leaving due to the site not able to meet the needs of these historic users.

“Newstead Green intends to build on the history of urban regeneration to offer a vibrant place for people to live and work close to the city, but with a focus on integrating landscaped green spaces with the fine grain urban lifestyle.

Bureau^proberts says the project aims to build on the idea of green spines connecting the Brisbane River to the character of Bowen Hill.

“This ‘River to Ridge’ approach will afford the opportunity to incorporate BCC’s Building that Breathe design strategies to provide a sustainable, approachable and vibrant place to live, work and visit.

“By creating public open spaces that open up with cross block links, the site will be a permeable and accessible precinct that will create dynamic living opportunities for a wide variety of demographics.

The location of Newstead Green at 99 Breakfast Creek Road will see it built next door to JGL Properties’ Newstead Series, four completed apartment towers with 200 apartments.

There will be a carnival type atmosphere at the Evelyn Street Plaza, with an archway of greenery at Byres Lane making the entry to Newstead Green laneway, lined with shops.

Spyre Group Unveils $90m Riverfront Tower

Spyre Group has lodged plans for a sculpted concrete 10-storey apartment tower on prime Brisbane riverfront land.

The triangular 1523sq m block at 570-576 Coronation Drive at Toowong presented design challenges for Spyre Group and architects Bureau Proberts.

Spyre Group director Andrew Malouf said they had looked at more than 10 design iterations to “get it right”.

“We had to be pretty creative in the way we kind of approached the architecture,” Malouf said.

“It’s quite an exposed site, it sits at the apex on the riverfront, we needed to make sure it was right.

“Those beautiful structural colonnades that span about 8m … were a concept that Bureau Proberts came up with in order to create view corridors for the public out to the river.”

The tower features an open concrete colonnade at the base with a podium on stilts to provide views and public interaction with the river. The building comprises 29 three-bedroom apartments, which includes two penthouses with private rooftop space.

Malouf said he had confidence in Brisbane’s high-end apartment market with the reopening of borders and the continuing trend to working remotely.

“I’m still confident about the affordability of Brisbane as it relates to other states,” he said.

“We’re going to see another influx of interstate purchasers who can potentially work from anywhere, or from a satellite.

“I still think there’s market shift to high-end apartments in good locations.”

A house and an old unit block will be demolished to make way for the $90-million tower, neighbouring the Regatta ferry terminal.

“We have 65m of river frontage … all of the units will have amazing views over the river, West End or St Lucia,” Malouf said.

“The riparian landscape features heavily in and around the building to soften the form. I think this is definitely pushing the design standards as it relates to subtropical design and the way we use materials.”

Malouf said subject to council approvals the project would be launched to the market in April next year. Construction is earmarked for July and a completion date for later in 2023.

Another major project is slated for further up the road at 600 Coronation Drive on the former ABC Toowong site, where Consolidated Properties has filed plans for a three-tower $520-million development.

A green bridge linking West End and Toowong will also provide pedestrian connections through the area.

Brisbane property market finishes 2021 in first place with ‘extraordinary’ growth

Brisbane has finished the year as Australia’s fastest-growing property market, with property prices continuing to rise full steam ahead at the same time Sydney and Melbourne’s markets are slowing down.

Core Logic’s Best of the Best report found Brisbane dwelling values rose 2.9 per cent over November and a massive 7.4 per cent over the quarter, its highest rate of quarterly growth since 2002.

Sydney rose by only 0.9 per cent over November and Melbourne by 0.6 per cent. The only capital to come near Brisbane was Adelaide, where dwelling values rose 2.5 per cent over the same time.

Brisbane’s annual growth now sits at a massive 25.1 per cent, only just below Sydney’s growth of 25.8 per cent and well above Melbourne’s annual growth of 16.3 per cent.

Core Logic head of research Eliza Owen said Brisbane’s property market had managed to gain further momentum in recent months while other capitals were flagging, mainly due to its relatively low level of stock, which was keeping competition between buyers intense.

“Over the past months there’s been 14,000 properties for sale but at this time of the year, Brisbane would usually have 24,000,” she said.

“That’s very different to what’s happening in Sydney and Melbourne, where they are back to pre-Covid stock levels.”

Brisbane’s most popular neighbourhoods included Cleveland and Camp Hill, which topped the list of suburbs with the highest total value of sales in Greater Brisbane, followed by North Lakes, Redland Bay and Thornlands.

Four suburbs in Brisbane now have median property values of $2 million or more. The most expensive suburb is Teneriffe, with a median value of $2.38 million, followed by blue-chip Ascot at $2.15 million, acreage hotspot Chandler at $2.11 million and old-money suburb Hamilton at $2.1 million.

Patrick McKinnon of Place Estate Agents Ascot said the depth of Brisbane’s market had taken everyone by surprise.

“Without a doubt, it’s phenomenal. Over and over things have kept moving,” he said.

“I just don’t see it slowing down. We haven’t even seen the surge from Sydney yet.  I deadset believe we are in for the scariest January. Even though these buyers from Sydney can spend $50,000 on a holiday, they still don’t care about $3 million on a house.”

REIQ CEO Antonia Mercorella said the phenomenal property price growth being experienced in Queensland was a result of a number of factors driving insatiable demand from buyers.

“Queensland hasn’t experienced this sustained level of demand and accelerated growth before, but after years of modest growth, prices here are playing catch up,” Ms Mercorella said.

“Even as our median prices rise, our state is still demonstrating greater bang-for-buck, with investors looking to make their real estate dollar go further, and southerners making the move keen to lap up our State’s incredible liveability factor.

“It’s not surprising that Queensland property is still extremely attractive, given our state’s enviable lifestyle coupled with a sense of safety and relative freedoms during the pandemic, and of course our comparatively great affordability compared to our southern city counterparts.

Shane Hicks of Place Bulimba said Camp Hill had long been one of Brisbane’s favourite suburbs and 2021 was no exception: $363 million worth of property changed hands there in the 12 months to September.

“Camp Hill has been a very hot suburb this year, there’s no doubt,” he said. “It’s a big suburb and it’s broad. We’ve got entry-level properties on busy roads from $750,000-$800,000, to $3 million homes.”

Traditional Queenslanders had been tightly-held this year and with a shortage of character homes on the market, any that had sold in 2021 commanded steep prices.

In October, a renovated Queenslander with a pool at 51 Lewis Street fetched $2.35 million, while 17 Glanosmond Avenue sold for $1.6 million.

But while Queenslanders were always in demand, they were not what was driving Camp Hill’s growth, Mr Hicks said.

Instead, he said it was the knockdown-rebuild market that had gained massive momentum over the past couple years that was pushing prices up.

“People are buying a property for $1.2 million, knocking it down and subdividing the land, then building to homes on the site and selling them off for $2 million each,” he said.

About a quarter of Camp Hill’s buyers were from interstate, mostly from Sydney, he noted – but a lot were also coming from inner city meccas like New Farm and Teneriffe.

“We’ve got young people coming from those areas to Camp Hill because its close enough to the city to be considered cool. In Camp Hill you can be in the city for under $15 in an Uber or walk home from the Gabba after the cricket,” he said.

And while Brisbane has been tipped to slow down as part of a broader slowdown across the property market nationally, it has also been picked as the best capital city performer for 2022.

“If you look at the bank forecasts, they’re all picking Brisbane to be the best capital city performer, even in the lower growth environment,” Ms Owen said. “Those tailwinds of internal migration and lower prices are likely to keep momentum going.”

Following on from its successful sell-out of Maison, the high-quality Brisbane home and apartment builder, GRAYA, is set to deliver another luxury apartment block to New Farm.

Graya, who recently branched out in to luxury apartment market after successfully creating a number of well documented transformations of contemporary Queenslanders and ultra high-end new builds across Brisbane over the last few years, has lodged development plans for York, just five full-floor apartments at 299 Bowen Terrace.

The five-level building will be crowned by a rooftop terrace with a wet edge pool and day beds, a fire pit area, lounge and dining spaces, and a bar.

Each of the apartments, spanning nearly 250 sqm of internal space and over 20 sqm of balconies, will have three bedrooms, each with an ensuite, a second living area, and a study.

“York brings something both familiar and new to the historic quarter of New Farm, contributing respectfully to an enclave known for its characteristic Art Deco Residences,” architecture firm bureau^proberts wrote in their design statement submitted to the Gold Coast City Council.

“Drawing on the details of the Art Deco period, the architecture creates rich embellishments in glass, metal and concrete, architectural elements give character to what is ultimately a place the sophistication of New York City translated into the context of a vibrant subtropical city.

“Toward the street, strong vertical elements are reinforced by corbelled concrete rising to create a corner landmark.”

Led by founders, brothers Rob and Andrew Gray, Graya secured a sell-out of its maiden apartment development, Maison in New Farm, and is preparing to launch their second apartment development, Canvas, a mix of 21 two, three and four-bedroom apartments.

Speaking to Urban, Andrew Gray said the team at GRAYA are really focussed on delivering a quality product in a premium location.

“York will be five full floor apartments in one of New Farm’s best pockets. The level of detail and quality of finish will be a step up from Maison so we’re really exited to see how the market responds,” Gray said.

Gray says in 2021 the high-end unit market went from strength to strength, with all quality developments selling out well before construction was completed.
