‘Desirable to a full spectrum of buyers’: suburb recognised as best masterplanned community

A suburb in a fast-growing area has been recognised as the best masterplanned community in Australia.

Baringa, in Stockland’s rapidly emerging Aura, was acknowledged at the Property Council of Australia/Rider Levett Bucknall Innovation and Excellence Awards, held at Sydney.

Stockland project director Josh Sondergeld said the developer was honoured to receive the national industry award.

“We are extremely proud of what we have created and achieved since launching the project in 2016,” he said.

“As the first suburb of the $5 billion Stockland Aura, Baringa provides a wide range of much needed housing options for the Sunshine Coast.”

Stockland said Baringa was the top-selling masterplanned development in Australia for the two years prior to December 2019, with the development selling out in half the time anticipated, prompting the start of Aura’s next suburb, Nirimba, which is also experiencing similar demand from buyers.

‘Baringa’ means summit, a word inspired from the Kabi Kabi language. It was chosen as the official name of Aura’s first suburb to pay tribute to the Indigenous heritage of the local area.

Stockland Aura is located on the southern end of the Sunshine Coast, close to Caloundra’s beaches and an easy commute to major business districts.

It is home to more than 10,300 residents and growing.

Spring selling season begins with 2,401 homes heading under the hammer

Well over two thousand homes are heading to auction this weekend, with the latest figure representing a 5.4% rise from last week, according to CoreLogic.

This weekend will be the third busiest over the year-to-date, behind the week ending 26 February (2,429) and the week ending 2 April (2,687).

This week last year, 1,823 auctions were held. CoreLogic economist, Kaytlin Ezzy, said last year’s lacklustre start to spring was due to weaker selling conditions, rising interest rates, and falling dwelling values.

Melbourne is set to host the busiest auction market this week, with 1,021 homes to go under the hammer. The first week of spring will be a 4.8% dip in activity, with last week seeing 1,072 homes going to auction.

Sydney will break the thousand auction mark for the second time this year, with 1,010 to head to auction. The latest is a 16.5% increase from last week’s 867, and just below the busiest week so far this year on 2 April (1,017).

Across the smaller capitals, Brisbane (28.1%) and Canberra (23.2%) are expecting week-on-week rises, while Adelaide is expecting a 17.5% decline.

Brisbane is set to host the busiest auction market among the smaller capitals and the city’s busiest week in five weeks with 155 homes currently scheduled for auction. This is followed by Adelaide (104) and Canberra (101), which is expecting its busiest week since early April. Eight homes are set to go under the hammer in Perth, and two auctions are scheduled to occur in Tasmania this week.

Clearance rates lower for the end of August

Last week saw 2,278 homes taken to auction across the capitals, with the final clearance rate dropping to 66.8%.

The dip in the clearance rate was driven by a mild increase in both the withdrawal rate (7.7%) and the portion of properties passed in at auction (25.2%).

While Melbourne hosted the most auctions last week, indeed exceeding 1,000 for the first time since before Easter, the final clearance rate dropped 90 basis points to 64.7%, but remained 5 percentage points higher than this time last year (59.7%).

Sydney also recorded a fall in its final clearance rate across 867 properties, down 1.2 percentage points to 69.1%.

“The previous week’s clearance rate of 70.3% was the city’s highest in nine weeks, while this time last year, 51.7% of Sydney auctions were successful,” noted Ezzy.

Australia’s rental market forecast to slow in 2024: Three reasons why

Rental growth is predicted to slow in 2024, according to CoreLogic‘s head of research, Eliza Owen.

“Rent values rose for the 35th consecutive month nationally in July. However, monthly rent growth has eased over the past four months,” she said.

Owen also observed that rental prices had been slowing across regional Australia since April last year and are close to flattening out, albeit at high levels.

The reduced pace of rent rises will be welcome news to renters doing it tough.

Earlier this year, several reports found rental affordability was at dire levels. A Savvy report found over two in five low-income households were spending over 30% of their income on rent. The ANZ CoreLogic Housing Affordability Report in May found the portion of income required to service a new lease was at its highest level since June 2014, at 30.8%. Lower-income households were doing it much tougher, spending over 50% of their income.

Three reasons rents will slow next year

  1. Interest rates are expected to be cut,
  2. Softer income growth, and
  3. Stretched rental affordability.

Interest rates and annual growth in rent prices typically move together over time, according to Owen.

With many experts forecasting cuts to the interest rate in 2024, renters can expect some reprieve next year.

“A reduction in interest rates could increase demand from housing investors, and increased investment purchases add to rental supply, which may serve to lower rent growth,” said Owen.

She also observed an upward trend in investment loans secured since the start of 2023.

“Investment loans are offsetting the rate at which new investment listings are being added to the market.”

Will share houses make a comeback?

Income growth has ebbed and flowed in recent history.

Owen noted that more money in the back pocket was likely one of several factors that led to fewer share-houses throughout the pandemic.

Alongside needing more space, particularly during lockdowns, Owen said, “people could afford leases on more spacious properties, which has contributed to lower stock levels as households spread out across the dwelling market.”

Income growth is expected to be another measure that will slow in 2024.

“Monetary policy is taking effect in reducing demand in the economy, the unemployment rate rose to 3.7% through July, and annual growth in the WPI slowed to 3.63% in the latest print,” said Owen.

“As income growth slows, renting households may look to adjust their housing situation, and re-form share houses.”

Renters have reached their limit

Soaring costs have left many renters in rental stress. CoreLogic data estimated that the proportion of income required to service new rents was around 30.8%, nationally, in March 2023. CoreLogic’s measure of rents has increased 29.3% since a low in August 2020, or the equivalent of a rise in median weekly rents of $134.

“Rent value growth is likely to slow because of base effects alone, but renters also tend to be on lower incomes, which means there could be a ceiling on how high rents can go before tenants adjust their housing preferences,” said Owen, who added that this may take the form of share-housing.

It may also appear in internal migration patterns.

“In the 12 months to June last year, ABS data showed more affordable rental markets like Logan–Beaudesert and Ipswich with the first and third highest volume of net internal migration across the country. This overtook the Gold Coast, which had the highest net internal migration in the previous year. Such internal movements could ease demand in the most expensive rental markets, bringing down growth in the national rents.”
